Board Approves Broadway Project

Earlier this week, a proposal to redevelop downtown Long Branch was approved! Broadway is truly the heart of Long Branch, so this redevelopment makes sense. The shore has transitioned from a summer vacation spot to a year-round residency. This project, which will be completed in phases, will allow for the continuation of living and shopping here at the shore. When this redevelopment is complete, there will be 590 residential units with two parking garages, approximately 100,000 square feet of retail, and major changes to roads and sidewalks. One of the most important parts of this redevelopment is to make Broadway more pedestrian friendly by reshaping it. The Broadway Project will begin as soon as the Long Branch Partners get approval from certain city and state agencies.

Beach Replenishment

The Army Corps of Engineers is in the final phase of beach replenishment in our area. Sand is being pumped in from off shore via a long tube in the ocean. The beaches are more than double in some areas. This project will help protect beach front properties and make for a great beach season in the years coming.

Long Branch Post-Sandy

It's hard to believe that it's been 3.5 years since super-storm Sandy hit our area. Since then, a lot of focus and attention has been exhibited by our neighbors in a tireless effort to not only bring the Long Branch beach and boardwalk back to what it was, but to improve it and make it a model for future use for those who flock to the beaches of the Jersey Shore. The New Jersey Marathon took place today, and despite the rainy conditions, a great turnout by hundreds of dedicated runners continued the tradition. The new boardwalk and beach access points were on display as the runners made their way along the shoreline.

The improvements are scheduled to continue with several newly-constructed oceanfront and Shrewsbury River condominium complexes planned, a renovated Broadway corridor, the re-design in West End, as well as the high-speed ferry service to New York from Pier Village, making Long Branch the destination of choice for many. Beach Badges Now on Sale

The City of Long Branch is currently selling 2016 beach badges. The cost is $45 for adults 18-61 and $30 for students age 14-17. They are for municipal beaches only, not Seven Presidents. You can purchase your badges now through May 27th at City Hall (344 Broadway) or the recreation office (226 Broadway). Starting May 28th badges can only be purchased at the Beach Office - cash only! See you on the beach!

The Boardwalk Reconstruction Continues

The Long Branch boardwalk reconstruction, which began in June, appears to be well ahead of schedule. Most of the deck is down, curbing is in, lights are up and the various buildings are under construction. It also looks like the old Ocean Avenue will be repaved. No doubt that the boardwalk will be back by next summer and better than ever.

Enjoying Nature at Takanassee Lake

Takanassee Lake divides the West End and Elberon sections of Long Branch. Throughout the day you can find many locals enjoying the sites as they walk or jog around the lake. I think you will enjoy the many insights this video provides. Be sure to turn up your volume and enjoy the sound of the babbling water as it flows into the lake. Off in the distance is the iconic "red church" properly known as St. Michael's. Listen carefully and you will hear the morning church bells.

Directly across the street you can see Imperial House, a luxury highrise, oceanfront condominium building. Imperial House offers 24 hour concierge, valet parking, pool and private beach. On your trip around "Tak" you may encounter some fishermen, a cute dog out on a stroll with their owner or perhaps some of the many birds that call the lake home. If you're lucky you will catch a glimpse of a heron or bald eagle.

Long Branch Boardwalk Reconstruction Continues

Two months into the Long Branch boardwalk reconstruction and progress continues to be made. The steel bulkhead and boardwalk footings have been laid from Brighton Avenue to Cottage Place. There is a small section of deck laid near West End Avenue.

Reconstruction of the Boardwalk Has Begun

Two years, six months and 28 days after Hurricane Sandy visited the area, the reconstruction of the Long Branch boardwalk has begun. Like the previous boardwalk, the new boardwalk will stretch about a mile from Pier Village south to Brighton Avenue. Unlike the old one, the new boardwalk will be twice as wide, 20' by 10', and will be constructed to better withstand the winter storms and hurricanes that may come our way. Right now the stretches between North and South Bath Avenues and between West End and Brighton Avenues are closed to vehicle and pedestrian traffic. Let's hope construction goes as planned so by this time next year we will once again have a Long Branch boardwalk.

Update on Long Branch Area Housing

The growth of the Long Branch area has continued, with northern New Jersey residents and New Yorkers opting to spend more time on the beach than in their cars driving further south. The Long Branch area and the Pier Village community have experienced increased visitors this beach season, and with future plans for more housing development, it seems to make sense why so many are using exits 105 and 109. Roadwork will be taking place soon to handle the continued expansion of traffic flow. Regarding housing, there are currently 2 or 3 condominium projects in the works that will provide some luxury living here at the beach.

Many people have asked me how the area has been since hurricane Sandy. Sales have been consistent and for those wanting to enjoy the beach life, full-time or for summer, continue to seek out desired getaways. There are some good values and nice beach properties available.

20th Annual Cruise to the Jersey Shore Car Show

Cruise to the Jersey Shore Car Show is an annual event now held every Father’s Day. The event gets bigger every year with an estimated 700 cars in this year's show and ten thousand people in attendance. The Belmonts, a rock group with hits going back to the late 1950's, entertained the crowd with songs including "Runaround Sue" and "The Wanderer". Hot rods, classic cars, racing cars, custom cars and more lined the northern end of the The Promenade.

Metered Beachfront Parking Begins on June 9th

The Long Branch beachfront will have a new look this year with the addition of parking meters, similar to those already in Asbury Park. Originally slated to begin in May, the parking meters will be operational on June 9th. Rates are a dollar an hour during the week and two dollars per hour on weekends. Payment can be made by cash or credit card.

The Results Are In

Long Branch held elections for Mayor and their five City Council positions yesterday. The elections are held every four years, typically on the second Tuesday in May. The incumbent Mayor and Council members were all running for re-election against one other mayoral candidate and just two other council candidates. It was a close race for Mayor with Adam Schneider winning over Avery Grant by a narrow margin of just over 200 votes, for his 7th term of office. The incumbent Council members were also re-elected with the top votes going to John Pallone, followed by Dr. Mary Jane Celli, Joy Bastelli, Kate Billings and Michael Sirianni. This election showed a poor turn out at the polls with under 2700 total mayoral votes cast. There are approximately 14,000 registered voters in Long Branch. Past Presidential elections have brought close to 10,000 City voters to the polls and past Gubernatorial elections brought about 5700. Low turn outs at the local level elections are most likely due in part to it being held in May, rather than Election Day in November.

New Jersey Marathon Kicks Off the Season at the Shore!

The New Jersey Marathon being held on Sunday, April 27, is the unofficial beginning of the summer season at the shore. This event has become a fixture in the area and attracts many thousands of runners. The starting point is at Monmouth Park and the route winds it's way through Oceanport, Monmouth Beach and Long Branch with the finish at the Long Branch Promenade just north of Pier Village.

We are Gearing Up for The Summer Beach Season...

This long winter seems to finally be behind us. People are out looking for summer rentals in our beautiful summer resort area and they are going quickly. Unlike other shore communities, most of the summer rentals in Long Branch are for the whole season, Memorial Day-Labor Day. This is mostly due to the condominium complexes along the beach having minimum rental requirements.

City officials are reviewing proposals to remove the Sandy damaged boardwalk and hope to have a fantastic new boardwalk ready for the summer 2015 season. The beach lovers can choose from 14 different City beaches this year or can opt for the Monmouth County Park System beaches on the north end of town. City Beach badges are now on sale and can be purchased at the Recreation Office or Tax Collectors office, both on Broadway. The rate is $45 for adults 18-61; $30 for students with valid ID age 14-17; seniors over 62 and children 13 and under are free.

Monmouth County Park System Seasonal Badges for Seven Presidents Oceanfront Park and North Long Branch beaches are $65 for adults 18-64; $45 for teens 13-17: $25 for seniors 65 and over; kids under 13 are free.

The Beach at Long Branch is One of the Top Reasons for Living in West Long Branch

Despite all my touting of the virtues of West Long Branch, truly one of the top three reasons to live there, is the proximity to the beach at Long Branch. Countless times, my friends and acquaintances have said with me how great it is to live so close to the shore. West Long Branch offers a small town community with good schools while being just a five minute drive to the serenity of the boardwalk and beach. My friends and I go running and walking along the boardwalk all year. My teenager often goes to Pier Village with her friends to eat and to shop all year long, and to sunbathe as soon as it’s warm enough. It’s a great location for a bike ride any time of year, and a fun place to bring your dog from October through April. My original caption for my photo of the beach was "Ahhh...." We all around here, in and around West Long Branch, feel this way about our Jersey Shore, every day.

The Values Vary Depending on Which Side of the Boulevard You Look

Ocean Boulevard runs parallel to the Long Branch beachfront and there is a noticeable difference in prices from one side to the other. There is a decided preference to being on the east side of the Boulevard and not having to cross it to get to the beach. Buyers most often cite safety concerns as the main reason, although there is no history of pedestrians being struck by cars as they cross the street.

Nonetheless, on the east side of the road a smaller condo with no view of the ocean will sell for as much or more as a larger condo with a panoramic view of the ocean on the west side of the street, even though both are within easy walking distance of the beach.

Long Branch has always been a popular destination. For those from North Jersey or those coming from Staten island or other parts of New York, exit 105 then east to the beach has become the way to spend a summer's day or weekend. Waiting on the Parkway for hours to get to points further south has taken its toll on some families. With the development of Pier Village and the real estate opportunities these days, the informed consumer is not just considering the trip here, but finding some bargains to buy. Beach area condos and homes have become "reasonably priced" since the days of 2008 and those that are doing their homework can decide which properties are good values. But real estate decisions are in two parts: one is a financial decision/investment. The other part is a quality of life decision. In the Long Branch area, I'm seeing some buyers making some decision these days that may prove to be wise when we look back in a few years. Not every property is a bargain, but spending the time to evaluate can be productive. Then what? Maybe in a few years you've made some money, and you've spent a few summers at the beach.

The Long Branch Beach Replenishment Has Begun!

A year after Hurricane Sandy the Long Branch beaches are having new sand brought in. Today, November 20, 2013 the first sand ship was moored just off of Pier Village and started pumping the sand onto the beach. Within a few months the difference with be quite remarkable and work will be done in time for the 2014 beach season.

How Did West End Long Branch Get Its Name?

Beats me. When you consider that the area of Long Branch generally called West End is located in the southeast part of town, it's hard to understand how it got it's name. I took some time and looked at maps of the area dating back to the late 1800's and early 1900's. At that time the West End section consisted mostly of larger estates. On one of the maps was something called Westen Stables. Could that be the origin of the name? If anyone out there knows for sure, I would be interested in knowing the answer.
